    • Replace outdated drawings with measured models, plans, and point clouds.

    • Support compliance, life safety, and accessibility planning with reliable as built documentation.

    • Feed information into your asset and maintenance workflows so facility teams are never working blind.

  • Insurance & Restoration

Give carriers, adjusters, and restoration teams a defensible record of what was there.

    • Document loss conditions in precise 3D before demolition, cleanup, or rebuild.

    • Support scopes of work, estimates, and Xactimate workflows with measurable geometry.

    • Reduce disputes and rework by giving every party the same clear visual record.

Everything you need to move from “existing conditions” to measured, shareable data your teams can trust.

How a Scan-to-BIM / CAD Project Runs

A clear, repeatable process from first conversation to models in your team’s hands.

  • Step 1 – Scope & Objectives

We start with a short discovery call to understand your sites, drawings, tolerances, and deliverables. You tell us who needs the models and sheets, such as designers, MEP, owners, or restoration teams, and we align the scope to those users. The goal is simple: the right data, at the right level of detail, so design and coordination move faster and with fewer surprises.

  • Step 2 – On-Site Capture

We perform 3D scanning with the Matterport Pro2 and supporting photography, working around leasing activity, tenants, and construction schedules. For large or multi-building portfolios, we phase the capture so your team is not overwhelmed with access requests or showings. You get a verified digital record of the space that supports marketing, due diligence, and asset planning.

  • Step 3 – Modeling & Quality Review

Your scan data is processed into a digital twin, then converted into structured point clouds and BIM or CAD models. Before delivery, we review coverage, check against the agreed level of development, and confirm that formats match your design, permitting, or facility systems. This is where existing conditions become usable inputs for projects, funding requests, and compliance work.

  • Step 4 · Handoff, Support & Updates

We deliver download links to all agreed files, including models, sheets, point clouds, and visual references. If needed, we provide versions aligned with estimating and restoration workflows such as Xactimate, as well as documentation that supports adjusters, carriers, and forensic teams. After handoff, we stay available for questions, revisions, and follow-on areas so your record of conditions stays current.

Want to See What You Actually Get?

Before you commit to a full engagement, you can review a curated sample package that shows what a typical Scan-to-BIM / CAD project delivers. The sample includes point cloud excerpts, model snapshots, 2D plan sheets, and visual references pulled from real-world work.

Share it with your designers, facilities team, or claims and restoration partners, and decide whether this level of documentation is the right fit for your next project or loss event.

Scan-to-BIM / CAD: FAQ’s

  • At minimum: the site address, approximate square footage, and your desired deliverables (Revit, CAD, floor plans, point clouds, etc.). If you have existing drawings, standards, or a BIM execution plan, sharing those up front helps us align from day one.

  • Most small to mid-size interiors can be captured in a single day or less. Larger buildings, campuses, or multi-property portfolios may require a phased schedule. After scoping, we’ll give you a realistic timeline for capture and delivery.

  • Yes. We regularly scan in occupied offices, facilities, and retail environments. We coordinate routes and timing to minimize disruptions while still achieving complete coverage of the areas in scope.

  • Scan-to-BIM / CAD from Matterport-based capture is well-suited for architectural documentation, planning, and coordination. Typical as-built accuracy is within ±1/4" to ±1/2" (6–12 mm) in the scanned area. If your project has stricter tolerance requirements, we’ll review them together and recommend the best approach.

  • In most cases, yes. We routinely deliver Revit (RVT), CAD (DWG/DXF), and point clouds (E57/RCP/RCS) for use in Revit, AutoCAD, Navisworks, and related AEC tools. If you use something more specialized, tell us up front and we’ll confirm compatibility.

  • Yes. We prepare models and drawings so your internal teams or vendors can connect them to platforms like Maximo, Archibus, and SAP-based maintenance systems. We’re happy to coordinate with your IT or FM partners to make sure the handoff is smooth.
